Gildeskaal municipality (the owner of the site) has been active in the preparation process, and welcomes data center start-ups.
Primary site (blue area): Partly developed industrial area. The area is flat with good ground conditions. Greenfield, zoned for immediate industrial use. The total area defined in the zoning plan for industrial use is 6.7 hectares. Of this, 2.7 hectares is available for immediate utilization, and expansion is possible. 60 per cent of the acquired land that can be built immediately. 13 meters tall buildings are allowed.
The site is close to existing industrial area (aquaculture) and hydroelectric power plant. Existing deep-water quay at site.
The site is expandable, up to 12.6 hectares (including sites marked with orange). Existing road access to all sites. Existing internal roads at sites.
Site is sheltered at the farther end of the fjord. Regulated flow in nearby (salmon) river removes risks for flooding. No earthquakes or forest fire risk. No other known hazards will affect industrial use of the area.
WATER AND COOLING
Water and wastewater connection at site. Available freshwater from nearby hydropower production (50m3/ minute).
Fresh air-cooling 12 months per year. Good access to provide water-cooling (fresh and salt water).
The average temperature during the year is very low (4.8° C), making free-cooling a very good alternative for cooling of large, power-demanding facilities such as datacenters. Average number of days with temperature > 25° C is less than 2 days per year.
